Variable Refrigerant Flow (VRF) systems offer individual zone control, high efficiency, and flexible piping layouts - making them popular for modern office fit-outs and multi-tenant buildings.

Traditional ducted systems remain cost-effective for open-plan spaces and buildings with existing duct infrastructure. The right choice depends on ceiling space, tenancy layout, and long-term energy targets.

VRF excels where each tenant or room needs independent control and metering. Piping is more flexible than ductwork in buildings with low ceiling voids, and part-load efficiency is strong when only some zones are active.

Ducted systems can be simpler to maintain in single-tenant open-plan offices where one air handling strategy serves the whole floor. Retrofitting VRF into a building designed for central plant may not deliver value.
